As an owner-operator, Penwick is directly involved in leasing, maintenance, management, and future planning. Local decision-making enables responsive service, proactive care, and a consistent experience for residents and commercial tenants.
Most of the portfolio is run by our own team, with resident managers on site at several buildings and a small group handling leasing, maintenance, and tenant questions across the rest.
Listings, showings, applications, and turnovers. Availability runs through RentCafe so prospective residents can see what is open and apply without waiting on a callback, while our team handles the viewings and the questions a listing page cannot answer. When a unit turns over, the same people arrange the cleaning, the repairs, and the next showing.
Residents report an issue and it goes to the person who can fix it. Routine work — heating, plumbing, common areas, grounds, snow — is scheduled rather than left to become an emergency, and urgent problems get an after-hours route. Because Penwick owns these buildings, there is no argument with an absent landlord about whether a repair is worth doing.
Several buildings have a live-in resident manager, which means a name and a face rather than a ticket number. Lease questions, renewals, neighbour issues, and parking all get handled by people who know the building. We would rather keep a good resident for a decade than fill a vacancy twice a year.
For maintenance requests, lease questions, or anything about your building, the fastest route is your building’s own contact. Otherwise our office will point you to the right person.
